Proof of income
A letter of employment or two recent pay statements. Self-employed is fine — bring a notice of assessment instead.

Credit report
Your own copy, pulled in the last thirty days. You do not have to let five landlords each pull a new one.

References
The last landlord, and someone who is not a relative. A phone number that is answered beats a letter.
04
First and last month
Certified funds at signing. It is a deposit against the last month, not a damage deposit — Ontario does not allow those.
Deposits go to the brokerage or the landlord directly. Nothing is ever paid through this website.
